Development Advice
Feasibility Studies
Before any Designing can take place, we must first determine that your proposal is feasible within the Legal Frameworks of Council and/or State Planning Controls We offer a Feasibility Study , as a method for us to figure out the possibility of your proposal on your subject lot. There are many Laws and Regulations which may get in the way of your objectives. Yaz Design will obtain all necessary information on your proposal, and advise you on what our parameters and capabilities are, what consultants will be required, and what pathways for approval are.
DA/CC Approval Packages
We will provide you with a
full DA Approval Package comprising of all Documents and Consultants required by Council. After a DA has been approved, Council will now place conditions for the approval of the CC (Construction Certificate) Certificate). These include/may include Amendments to Arch Plans, Structural Engineering Plans, Council Permits, Builders Details, and other documents requiring other Consultants. We Again aid in Coordinating and managing your CC Approval, so that you are ready for Construction.
CDC Approval Packages
A CDC is a fast Track method of obtaining an approval for construction that bypasses the need to obtain a DA/CC Approval from Council. A Private Certifier will assess all the documents we provide, then provide an approval to initiate construction. This method comes with its own set of design controls however. Unlike a DA/CC, there are no Council Design Controls, only ‘State Environmental Planning Policies’ which apply across NSW. These State Planning Policies contain their own Laws and Regulations that differ from Councils Controls, and prove to be more in favour to most clients. We provide Packages which contain all documents required to obtain an approval.
